Once one has a client, the next step is to find comparable properties with a similar footprint that sold recently. The best and fastest and free place for that is through the  Multiple Listing Service SOLD directory from a local real estate agency. If they are not busy, they will want to help since you might be helping them with future business at a later date. Tell them you'll leave their business card with the customer along with a favorable recommendation would be a solid deed.

 

A MLS real estate office business computer will usually print out 10 or so comparable properties for you to analyze. Then you cherry pick the best 3. Online, in most towns, one can access the property record cards getting exact recorded details (where one might find recorded facts to be in error). Then it's just putting gathered information together to make your case.

 

Most homeowners and business are too stressed by day-to-day demands to see if they are over-charged with their property tax assessment. They may think they're paying too much, but don't pull the trigger. They go about their affairs helpless, often unaware they are being victimized by the tax assessor.

 

The tax assessor is a "public servant". In all my years, I've never seen him or her go out of their way to discover who is being over-assessed and correcting the pillage out of the goodness of their heart!

A little about me, George Evers. I was born in July, 1944, which makes me 72 years old. When I was a kid, we grew up in the Hollywood for the silent screen stars of a pre-gone era. Stars like Lotta Crabtree,who was the highest paid actress in the 1880's and one of the wealthiest and most beloved American entertainers of the late 19th century, made Lake Hopatcong their home. Lake Hopatcong was magnet for the rich and famous celebrities. Hudson Maxim (a famous inventor and scientist), Abbott and Costello and other recognizable names lived here. Lots of summer homes. In the winter, the lake area was largely deserted.

 

I went to school in a one-room schoolhouse with kindergarten through eighth grade in one room. The older kids kept an eye on us and we loved school. The farmer would have his cows and goats grazing in the field behind the school which also housed the two school outhouses, one for boys, the other for girls. We had to run like hell to the bathroom outhouse when the goats were around otherwise they would sneak up behind and butt those nearby to the ground and then cry out bahaaaa! There was a large hand hand pump in front of the school where we would have to pump the handle vigorously for water to flow in order to get a drink. Most everyone had a stay-at-home mom so everyone seemed to pack peanut butter and jelly sandwiches and homemade cookies and we would sometimes trade lunches.

 

After high school I joined the Marine Corps and received an honorable discharge and moved to California to go to college. Graduated from the University of California with a Bachelor of Science degree. Investments and Finance was a specialization I liked and secured my first job as a financial analyst. At the time I thought that the corporate world was my career ladder. As fate would have it, I left California.

 

I found a job in New Jersey as a laborer which in time turned into a mason and then into a carpenter career. The carpentry trade requires all one's attention and imagination and it felt right for the next 30 years. I eventually bought a house, married an angel and had two wonderful children. In the winter there often was a lack of work and I was hired by a real estate appraisal firm. I worked many years appraising thousands of homes. I also discovered a way to help those over-assessed in their property taxes by doing property tax appeals.

 

Doing those property tax appeals for the over-assessed left me feeling like a Ralph Nader (an attorney and rescuer of obvious injustices) helping those who were victims of bad math and had no one to speak up for them. I liked doing those appeals since it would not cost the victims of over-assessment any out of the pocket money other than a small filing fee. I would be paid on a contingency basis equal to their tax saving, which was far more than I could have made as a real estate appraiser and, in many cases, was quite sizeable. It was a big win for them as well as a big win for me.

 

As time went on I discovered that so many households, even businesses, were victims of over-assessment. Very few appealed since they mostly did not have the understanding and time to go through the learning curve in order to appeal for themselves.

 

One person in the business of doing tax appeals for others can only cover a small geographic area. Because of this need, I published a book to help others to do it themselves.

 

There were publications out there rendering surface advice, but no authoritative, in-depth guides or manuals that one could seriously use. I revised the guidebook manual over and over until it was understandable for anyone and useful to all who either wanted to check on the legitimacy of the property tax bill or for those who wanted to appeal and get their maximum reduction.

 

After some time, I published a course that would teach anyone who was interested to be a property tax consultant for both residential and commercial situations. Since licensing is required in only one state (Texas), anyone can follow along with the course and do financially quite well for themselves. What's nice is that you are urged to get a few customers while taking the course and to work through what you learn from the course in real time reality. This way you earn while you learn and the course will cost only a small fraction relative to the earned contingency fee.

 

My vision is that this type of training, either by homeowners and businesses, would be common place; that those seeking to help victims of over-assessment as consultants would be abundant. A climate of tax justice arithmetic for everyman's residence or business is accessible to all. Still, not enough know about this resource and the fact that at least 1/3 of all homes are over-assessed.
